Set in the heart of the small village of
Semoussac, in the Charente Maritime region of France, this property was
originally a typical Charentaise village farm. It has now been lovingly
restored and comprises three pretty, stone cottages and a converted barn
apartment which are available for holiday rentals. Though surrounded by
open countryside, we are only 10 minutes drive from the market town of
Mirambeau, so shops and restaurants are within easy reach.
Essentially a wine producing area, the region offers beautiful, rolling
countryside, air that is clear & clean, a micro-climate with around 2700
hours of sunshine a year, and a bounty of winding lanes and
unsophisticated villages. Add to this the golden, sandy beaches of Royan
& St. Georges (about 35 minutes drive away) and you have all the
ingredients for a perfect holiday.

Within easy reach of many well-known towns - Bordeaux, Cognac, Royan, Saintes etc
Sporting facilities nearby - golf, tennis, horse-riding, water-sports,
fishing.

Or simply relax by the salt-water swimming pool, (heated for early &
late holidays) soaking up the warm sunshine & the tranquil atmosphere.

The
Properties:
Property 1, sleeps
7: The corner house sleeps 7 and is the right-hand part of the long
house in the picture. It's a pretty stone cottage with all rooms on the
ground floor and its' own terrace leading into the garden. The living
room has a dining table and chairs as well as comfortable settees,
coffee table and lamps, a TV/video and dvd player with plenty of videos/dvd's
to rent and a bookcase full of English books - a pleasant room in which
to relax. The kitchen leads off the living room and is well equipped
with crockery & utensils. There is a full size gas cooker, fridge,
micro-wave, electric toaster etc. The washing machine is located in the
shower -room, where there is also a vanity unit and WC.
There is a large family room which has a double and a single bed and the
other two bedrooms have two single beds in each.
Outside there is a walled terrace with garden furniture, barbeque &
wonderful views over the gardens & pool towards the Gironde estuary -
the ideal spot for breakfast in the morning sunshine.
Property 2, sleeps 5: is a first-floor conversion of an ancient barn
with wonderful exposed timbers & stone walls. It's light and airy and
provides spacious 2 bedroom accommodation for up to 5 people, with a
split-level, open-plan living area.
There is a fully-equipped kitchen and dining area on one level (electric
oven with gas & electric hob, large fridge, microwave etc) with a step
down to a comfortably furnished lounge area on the lower level. As in
the other cottages, there is a TV/video and dvd player, videos and dvd's
are available to rent, there is also a book-case stocked with English
books.
Patio doors lead from the lounge onto a large, elevated terrace with
magnificent views out over the gardens & pool towards the Gironde
estuary. Here there is a table and chairs for leisurely meals out-doors
and a large barbeque on the ground floor.
There are two spacious and comfortable bedrooms; one room has a double
bed and the other has 3 single beds, one of the beds (not shown in
photo) is smaller than normal but big enough for a child up to about 8
years old.
The accommodation is completed by the light & airy shower room which has
a large shower cubicle, vanity unit and WC. It's also home to the
washing machine and other laundry equipment.
Property 3, sleeps 2: This is a traditional mid-terrace farm cottage,
facing onto "Place du 8 Mai", right in the heart of this sleepy little
hamlet.
This cottage offers comfortable accommodation for two people, all on
ground level. Electric convector heaters in every room make it cosy for
out of season holidays. There is one large living room with a well
equipped kitchen area at one end with gas cooker, fridge, micro-wave,
washing machine etc. At the other end is the dining area and a
comfortably furnished sitting area. There is a TV/video and dvd player
with a large choice of dvd's and videos to rent and also a bookcase
stocked with English books. The bedroom is furnished with a double bed,
wardrobe, bedside tables & lamps. Off the bedroom is the en-suite shower
room with washbasin and WC.
A gate leading into the garden & pool area is twenty metres (just a few
steps!) from the front door. Here you find your own private terrace with
garden furniture, barbeque and some wonderful views over the valley and
out to the Gironde estuary - the perfect spot for spending long,
tranquil evenings watching the sun go down and the stars come out.

How to get there:
By car &
ferry
We are around 4-5 hours drive from the ferry port of St. Malo, around 6
hours from Caen, 7 hours from Cherbourg and 8 hours from Calais.
By plane:
Bordeaux airport (served by British Airways, Air France, BMIbaby, EasyJet
& others) and La Rochelle airport (served by Ryanair) are both about an
hour's drive away. Just a bit further away are Poiters and Bergerac
airports also served by Ryanair and Limoges airport served by Ryanair
and Flybe.
